91-93 Holland Avenue - Site Plan Control Application

 A Site Plan Control application has been received by the City of Ottawa to construct a six-storey mixed-use development with 32 dwelling units and 2,092.5 sqm GFA with four vehicle parking spaces and 28 bicycle parking spaces.

The subject site is located on the east side of Holland Avenue between Armstrong Street and Wellington Street West in the Hintonburg neighbourhood. The site has an area of approximately 725 square metres with 22.86 metres frontage on Holland Avenue and a lot depth of 31.7 metres. The site is currently occupied by two separate two-storey restaurant buildings and a driveway along the south property line which leads to rear yard surface parking.

Within the site vicinity, the neighbourhood character consists of a mix of land uses and built forms. To the north of the site are low-rise commercial, restaurant, and residential uses. Tunny’s Pasture LRT Station is approximately 400 metres north of the site. East of the site are abutting properties that are being redeveloped with a six-storey mixed-use building. South of the site is an eight-storey residential building and a twelve-storey mixed-use building. West of the site is low-rise housing of mixed typologies.

The purpose of this Site Plan application is to accommodate redevelopment of the site to construct a six-storey mixed-use development with a single below-grade level for four vehicular parking spaces, 28 bicycle spaces, waste storage, locker space, and mechanical and electrical utilities. The applicant is proposing a total of 32 dwelling units with a residential GFA of 1,990.88 square metres, containing a mix of one- and two-bedroom layouts, and a non-residential GFA of 101.62 square metres. A total amenity area of 434.22 square metres is being proposed, including a 183.51 square metre rooftop communal amenity space.
