9-storey proposed for 979 Wellington Street West

An application is circulating, but not yet online, to allow a 9-storey mixed-use apartment building with 57 units, retail at grade, and 35 stacked parking spots at 979 Wellington - the Beament Green property across from Somerset Square. To build it, they require an increase in the allowed height from 6 storeys, and are seeking to extend the traditional mainstreet zone from front to back (it's a through-lot to Armstrong). Because the height is limited in the secondary plan for the area to six storeys, they need an Official Plan amendment.

There will be an open house on Monday, February 13 from 6-8 PM at Mostly Danish Furniture (1000 Wellington Street West), with presentation and Q&A running from 6:30-7:30.

Since the application isn't yet online, I've posted some of the key documents below, including the key reading: the planning rationale.

I'm seeking the broadest possible feedback on this property, and will be working closely with the community association to determine my final approach to it. There are multiple aspects to it that are highly problematic, but I am also open-minded to some additional density at this corner provided some pretty significant issues around parking, stepbacks and the relationship with Somerset Square and Armstrong are dealt with. Today, I am not in a position to say whether I would support or oppose it. I look forward to hearing from residents, pro or con.
