70 Richmond Road and 376 Island Park Drive - Site Plan Control Application

A Site Plan Control application to construct a nine-storey, mid-rise mixed-use building with 88 dwelling units and a commercial unit at grade. The proposal includes the relocation and integration of the 70 Richmond Road heritage gas station. This application recently came before Planning Committee on June 9th, seeking both an Official Plan Amendment and Zoning By-law Amendment. Both applications were approved by the majority of Planning Committee and are awaiting a vote at Council as of this posting. The application below is the subsequent application for Site Plan Control required for the site. 

The property is located at the intersection of Richmond Road and Island Park Drive. The area is characterized by a mix of uses, including commercial and retail spaces, along with residential uses. 70 Richmond Road is occupied by a heritage designated gas station building and a surface parking area. It is adjacent to 376 Island Park Drive, which holds a detached dwelling.

The proposed building footprint is 1,131 square metres, the total retail GFA is 210 square metres, and the total gross building area (GBA) is 9,122 square metres.

The proposal seeks to construct a nine-storey, mid-rise mixed-use building with 88 dwelling units and a commercial unit at grade. The applicant has proposed a total of 71 vehicular parking spaces and 88 bicycle parking spaces in an underground parking garage. The proposal also includes incorporating private and common amenities that includes a lobby lounge and entrance along with an indoor and outdoor rooftop space.
