25 Grant St development - Community Consultation Meeting - April 9, 7:30pm

The owner is proposing to construct a low-rise apartment building at 25 Grant Street, Ottawa. The design features the following:

1) 9 Units: 1 studio, 3 - smaller 1 bedrm units (2 basement, 1 ground floor), 2 - larger 1-bedroom units (2cd and 3rd floor), 2- larger 2-bedroom units (2cd and 3rd floor).

2) The building will meet: height, front and rear setback zoning requirements. The building would meet the side yard requirements, but it shifted it to the west by 0.3m to provide a full 3m driveway width. The amenity space is provided in the rear yard at grade, the area is 114 sqm, or approx. 14 sqm per unit (8 units), additional outside amenity space is front porch deck is provided for the front 1-bedroom unit with a rear deck for the rear 1-bedroom unit just above grade and small decks and access landings are provided for the second-floor units with the 3rd floor units having individual amenity space on the rooftop.

3) The fire exit as well as the access to the rooftop for the 3rd floor units is placed on the west side of the building at the property line between the building and the neighbouring property. There is an elevator that serves all the units as well as the rooftop, so these stairs are to be used for emergencies only.

4) The interior stair is designed as a grand staircase with central skylight and there is ramp and stair access to the main lobby of the building from the street.

5) There is ample room for 18 bicycles and there is a large mechanical and garbage storage space in the basement, all accessible with the elevator. 

This development application has not been submitted yet, but will proceed either via Committee of Adjustment, or as a Minor Zoning By-Law Amendment Application. With either process, there will still be a Site Plan Control Application.

As such, our office is holding a community consultation meeting to discuss this development further. The meeting will be held on Tuesday, April 9 at 7:30pm at the Hintonburg Community Centre (Wellington Room).
