2006-2026 Scott St. + 314/318 Athlone Ave. (Former Granite Club) - Site Plan Application + Open House

A Site Plan Control Application for 2006-2026 Scott Street and 314/318 Athlone (the former site of the Granite Curling Club) has been received by the City to develop two high-rise residential apartment towers (40 storeys each), with a total of 856 units, 418 parking spaces and 630 bicycle parking spaces.  The Zoning By-law Amendment application to permit this development was approved by City Council in October 2022. The zoning is subject to a holding symbol requirement. The Site Plan Control submission is available on Devapps.

The subject properties are located at the south-west corner of Scott Street and Athlone Avenue. The lands have a 98.35 metre frontage along Scott Street, and a 33.34 metre frontage along Athlone Avenue. The area of the subject properties is 6,088 square metres. The parcels presently feature the Granite Curling Club and two single-storey commercial units on Scott Street, as well as ground-oriented dwelling units on Athlone Avenue. The area surrounding the property is characterized by a broad mix of uses, parkland, and building typologies. To the immediate north is the transitway associated with the Westboro Rapid transit Station (Future O-Train Station), the Graham Spry building, apartment buildings, and predominantly ground-oriented residential dwelling units. To the east and west are a collection of commercial uses, and residential uses varying in built form, density and height. To the immediate south is Lion’s Park and the Ottawa Gymnastics Centre, as well as ground-oriented dweilling units and commercial businesses along Richmond Road. The current Granite Curling Club, commercial businesses, surface parking, and residential units on the subject properties will be demolished to construct two proposed, 2 forty-storey apartment buildings with five-storey podiums which will contain commercial spaces, amenity spaces, a gym, and bicycle storage. A four-storey link connecting the two buildings between levels 7-10 is also proposed and will contain amenity features for future residents. Vehicular access will be provided at the north-west corner of the subject property, along Scott Street, and also to the east along Athlone Avenue. All of the 418 parking spaces are proposed to be located underground.

Our office is holding a community open house to give residents the opportunity to review the details further, and ask questions from the developer and City staff.
