1950 Scott, 312 and 314 Clifton - 2nd Revised Application Submission

The applicants for 1950 Scott, 312 and 314 Clifton (Zoning – D02-02-18-0094) have submitted revisions in response to comments concerning active transportation and bicycle parking. As a result, the underground parking garage has been redesigned to incorporate more bicycle parking and with proper storage. 158 bicycle parking spaces are now proposed, including 16 visitor spaces. It was previously 79.

The remainder of the proposal generally remains the same.

The applicant provided the following summary with respect to the change in bicycle parking and designing the building for active transportation use:

  • Providing sufficient bicycle parking that is safe, secure and protected from the weather is considered a key ingredient to promoting the use of bicycles as a mode of transportation. For higher-density residential buildings, such as the proposed development, the availability of secure bicycle parking is a critical issue, as lack of secure bicycle parking may discourage the use of this mode of transportation by residents and visitors. The proposed development includes 158 bicycle parking spaces in the underground parking lot. This amount of bicycle parking exceeds the City’s minimum requirement with respect to the By-Law requirements and is considered a critical investment in encouraging bicycle travel and improving cycling modal share. In addition, 100% of the bicycle parking for residents is located in locked rooms, making it safer and more secure, thus encouraging people to use the facilities.
  • Cyclist will have direct access to the bicycle racks, and as such there will not be a need to bring bikes through the lobby. Safety mirrors will be installed in the garage, and signage will be provided to indicate the location of visitor bicycle parking.
  • The Transportation Demand Strategies for Bicycle Parking are included in Appendix F of the Transportation Strategy Report.
