1705 Carling Ave - Zoning By-Law Amendment Application + Webinar Open House

You are here

You may recall that in Spring 2018, we approved a Site Plan Control application for the property at 1705 Carling Ave. You can review those details here. The previous owner has since sold the property to Claridge, who are now proposing a new building through a Zoning By-Law Amendment.

The proposed development includes two buildings, a rental high-rise apartment building at 22-storeys containing 194 dwelling units and a retirement home at 9-storeys with 160 units. Both buildings will share an underground parking lot which will connect the buildings below grade and contain a total of 234 parking spaces in addition to 19 surface parking spaces. There will be some commercial at grade in the high-rise fronting Carling. The frontage along the retirement home will be active with uses for the retirement home such as hair salon, library, etc. In addition, outdoor amenity spaces at grade, including a recreational area and a garden, are also proposed for the retirement home and located to the rear of the building. Terraces which connect to the interior dining area are also proposed at the rear of the building.

With the previous proposal for the site, there as a parkland dedication for the rear of the property. The parkland dedication requirement is not being met for this proposed development therefore Cash-in-Lieu of parkland is proposed and will be determined through consultation with City of Ottawa staff during the approvals process. The rear yard area along Tillbury Avenue will be landscaped and will maintain the large existing hedge along the south property line.

Full details on this application will be available on DevApps in the coming days.

We are hosting a community open house via webinar to give residents the chance to review the details further, and ask questions of the development team and City planner.

The webinar open house will be Monday, June 8 at 7:00pm. To join, you simply need to download Zoom, use this link https://us02web.zoom.us/j/89631577307 and the password 1705Carl. Please note you are not required to go on video during the webinar.

In the meantime, please don't hesitate to send questions or feedback to our office via Jeff.Leiper@Ottawa.ca and / or Fiona.Mitchell@Ottawa.ca. The lead planner for the file is John Bernier and he can be reached at John.Bernier@ottawa.ca. Once the application is on DevApps we encourage as much feedback as possible on this file.

Thank you!
